OK - past couple of years has seen me in various locations doing various things - most unsuccessful, but ultimately rewarding.
In the interim I've been living at home with the family until I got sorted out.
Anyway - looks like I've finally got myself straight and back on track - and am starting to look into the possibility of moving into my own place.
Will be staying in Worcester - but moving into an apartment / flat.
I just need the full rundown on the procedures of renting from a Letting Agent here (Dublin was moving in with a mate so I had no experience in dealing with a company) - anything I need to be aware of, etc?
Any advice or experiences would be of great help - thanks
1 and a half to two months rent required as a deposit in most places now, while rent is paid a month in advance. On top of this, you will be charged fees for the inventory (if the agent uses a professional company to do this) and their fees, which could cost a couple of hundred. In short, a couple of grand to one side will be needed to start with.
Most letting agencies are safe to go with as there are many rules and regs that govern them. We avoided the small ads, steered clear of the bigger agencies (never tend to have time for you if something is awry) and went with a smallish agent, although a trawl of rightmove.co.uk will show you what is on the market where you want to go. Use it.
You will probably be asked for references - I used my work and a former landlord (or my ex school secretary posing as one), while a lot of letting agents carry out a credit check on you to. Needless to say, they will also charge you for this privilege.
Most contracts are for 6 or 12 months, although if things do go tits up, or you manage to find a place to buy, you normally get the chance to offer a couple of months notice. However, should the landlord wish to sell, they have the right to do a similar thing.
stay away from south asian landlords. They're generally the worse. Take ages to respond when you need them, and when something major happens, they often look for the cheapest (and most inconvenient) method.

If you go through an agency, they'll want proof of ID, references and a month's deposit up front, plus a month's rent of course. Whoever you find it through, they now have to put your deposit into a separate safety scheme. Here are the details.
Whereabouts are you looking?A lot of the houses on the vast St Peter's, etc estate are rental ones. My parents were wondering about doing that (they live in Hallow) and were advised that was the place to buy. Easier from a tenant's point of view in that the facilities will be new(ish) and the place won't leak, fall apart, etc. And you can park. Much less interesting place to live than the Arboretum, say, though.
Gotta agree with Bliss from my personal experiences, tbh. And I am no BNP fanboy.
One I had in London failed to keep up his mortgage payments and then conveniently forgot to tell us the house was going to be repossessed. We only found out because my nosey ex opened a letter addressed to him some 12 hours before we were to be booted out. We then chased him up to get our deposits back (no point chasing through the agent; they were friends and he basically told us where to go). He threatened my old housemate...just a complete ass.
Another one did no repairs on the house, never delivered the washing machine, cooker and fridge as promised and then tried to palm me off with a £235 electricity bill, even though I had been there for just one month! The fact it was already a red bill, pre-dated to before I had actually moved in, and his Dad ran an lighting store underneath the flat was proof positive he was pulling a fast one. I walked out one weekend, only for him to send threatening letters to me at my school (despite me having paid up). Such a complete tool.
So yes, as far as I am concerned, Bliss is absoutely spot on. :thup:
