In Belgium this would be the buyer's problem. If he wants you to pay up, he'll have to prove you mislead him.

Just say it was working fine wen you left the property, and it must have broke after you had sold it to him and exchanged contracts.

He can't prove it was broke before he bought the property.

Im believe that when buying a property it is up to the purchaser to establish that everything is satisfactory before exchanging contracts.

Do you reckon has any chance of victory should he take us to court?
Are you still in Scotland? If so the issue comes down to the missives. You should speak to your solicitor. In fact, any claim should be put through the solicitors involved, not direct to you as the sellers.

Normally I would edit missives to say that the central heating is in working order commensurate with its age and condition. You may have some responsibility.

Doesn't a combination of their survey and (if they had one) the mortgagors survey cover you for all eventualities off this nature?

If you've had any problems with the boiler and not declared it then it may be a problem. Otherwise I can't see any problem for you.

He employed a solicitor and you did. They all checked the house out (his solicitors that is) and both solicitors agreed on the contract. You both signed it, hence it is legally binding.

If he has an issue with anyone, it should be with his solicitor, not you. Ignore him - it is not your problem.
