Houses on at 150k up here are generally 3 bedroom in decent areas, however this is Scotland, so houses always get sold above the asking, with 20k above being the average just now.
For 130k you get a flat in a nice area or an ex-coucil house in a decent area.

No housing market crash is on the horizon. Maybe a soft fall will occur, but definitley not a crash... Why?
- Interest rates are relatively low. When the housing market last crashed in 1991, mortgage rates were at 13.75%. We're still half that at the moment.
- Global Credit crunch. This has made borrowing tougher.. Meaning new people wanting to borrow money are more likely to fail to borrow. This means a reduction in number of buyers, particularly in the sub-prime market, where the ratesa re quite bad due to poor credit histories. Causing prices to drop slowly, as the interest rates are not too hig and people with a decent credit record can still get a loan
- Interest rate predricted to go DOWN. Again, due to the credit crunch, the interest rate is expected to go down a quarter point. This will alleviate home owners a few pounds a week (those on variable or tracker mortgages), and also entice people back into the market to buy.
This will keep a nice even keel on property. There is no need for prices to crash, all that it needs is to increase below the rate of inflation until the trend catches back up.

On this front, if anyone wants to buy a two bedroomed flat in Hove (BN3 8BJ) please let me know.
We didn't expect much difficulty selling it, but - partly as the agents have been worse than useless - it isn't going at the moment. People seem more nervous.

I have the same problem as you James. My flat has been on the market for a month, and I have had one viewing. I can't really fault the estate agent though.

| Interestingly James, I have some friends moving back from Italy in the next month or so and they are looking to buy somewhere in or near Brighton. I will ask and see if a two-bedroomed flat tickles their fancy.

Buoyant as ever, I'm busy as ever, got 9 appointments this week all 1st time buyers ready to take that step onto the property ladder.
As for prices, they won't be a crash, prices will just eventually level out
