when this is a major concern is there anything that can be done to cher the player back up or will he remain unhappy until contract ends? is selling always the best option when a player wants to leave and wants to be transfer listed?

I don't think there's much you can do to be honest, he won't sign a new contract and if he's adamant to leave there's nothing you can do. Sell him yes, if he's unhappy he'll put in under par performances.
